Real estate acquisition
Securing the purchase of a home or investment property in Switzerland and France, from eligibility to closing.
Buying property across borders combines real estate law, tax law and, in Switzerland, specific rules on acquisitions by persons abroad. We secure each step of the acquisition and make sure the way you hold the property fits your overall tax position.
Eligibility in Switzerland
The federal law on the acquisition of real estate by persons abroad (Lex Koller) restricts certain purchases by foreign nationals. Whether an authorization is required depends on your nationality, your residence status and the type of property. We assess your situation before any commitment and handle the authorization procedure where one is needed.
Due diligence and negotiation
Review of the land register, easements, condominium rules and permits; negotiation of the reservation agreement and of the purchase terms.
From the deed to the land register
We work with the notary on the deed of sale and accompany you through signing and registration, in Switzerland and in France.
Structuring and taxes
Direct ownership, a company or a family structure: we compare the options in terms of transfer taxes, wealth and income taxes, future capital gains and succession, in each country concerned.
